HOA Assesessment Summary Floor Plans

McCormick Pier Condominiums is a 301 unit condominium conversion.  It was originally built as apartments from 1982 to 2003.  The conversion began in 2003 along the north end of the waterfront in downtown Portland and concluded in 2006.  The community of 15 buildings was completely renovated along with the 28 slip Marina.    

Each condominium owner owns one deeded parking space. The parking is conveniently located near each owner’s condo.  Some of the parking is contained under a large garage (carport) and remainder is uncovered.  The Marina has its own HOA and each slip is sold separately.   

The building’s exterior was replaced with Hardi-Plank siding while the interiors were gutted and replaced with new sheetrock, interior plumbing and electrical. Each new owner selected their own home interiors from a design center that included appliances, cabinets, flooring and countertops.  The deck corresponding to each condominium was removed and replaced with Trex decking.  Most of the decks were enlarged during reconstruction. The windows were also replaced to take advantage of the fabulous Willamette River views. 

The grounds were updated and each condominium that is a ground floor unit now opens to newly enlarged patios.  The common areas house fire pits, BBQ grills and enlarged entertaining/lounging areas around the pool and hot tub.  The landscaping was upgraded to resemble resort style and luxury living.  McCormick Pier has more than ample lighting and is a sight to see in the evening hours.

The Portland Development Commission put in an easement from the McCormick Pier waterfront to the Pearl District.  Access is just a 5 minute walk/jog/bike ride. The community is almost completely gated in the evening hours.  The waterfront walkway gates are locked at either end of community with only one entrance from the street side of the condominiums.  

There are also 7 retail/commercial condos located in a large commercial building along Naito Parkway.  A grocery store, flower shop and coffee bar are an example of a few of the current businesses in the commercial space. 

This community also has a lot of amenities.  The pool and hot tub are located at the north end of the property and each owners access to the riverfront walkway is really just steps away.  The walkway/jogging path extends 15 miles along the river.   

The views are spectacular.  Views of the Willamette River, Rose Garden, Steel, Broadway and Fremont bridges, the Convention Center and it’s towers are all visible from the privacy of your own home.

They say LOCATION, LOCATION, LOCATION is a must when purchasing a home!!  McCormick Pier is all that and more.
